Restrictions on Use of Lots, Rules and Regulations (Article 8 of CA Declarations); While completing community inspections, it was noticed that a number of homes are failing to comply with the governing documents. Below are some of the more common non-compliance items. Please refer back to the CA Declaration for a detailed list.
(i) Trash.....Trash containers shall not be permitted to remain in public view except on days of trash collection... Leaving trash/recycling cans out on sidewalk or in front of garage is prohibited on non-trash/recycle days. Cans should be stored in a location which is not visible from the road. If stored on the side of the house, must be screened by landscaping or lattice style encloser, etc. (page 30)
(o) Vehicles.....No commercial vehicles, trailers, campers, recreational vehicles, boats, etc....may be parked or used on any portion of the common area or any lot or public right-of-way...No junk or derelict: Must have current inspection, plates, decals, etc. Vehicle repairs and storage of vehicles is prohibited. Boats, RV's and trailers must be stored off site. (page 31)
Article 9, Architectural Review: Additions, Alterations, or Improvements by the Owners....All modifications to the property must be reviewed and approved by the Architectural Covenants Committee prior to installation. Failure to obtain approval could result in fines. (page 35) Applications can be found on FSRConnect as well as LeelandStation.org.
